Terms of Service

These terms apply when you book a residential cleaning with Woodrow Cleaners ("we", "us"). Booking a cleaning means you accept them. They're written to be read, not to hide things.

1. Booking and confirmation

Submitting the form on our website creates a request, not a confirmed appointment. We'll confirm by text or email, normally within one business day. The appointment is only scheduled once we've confirmed it.

We may decline or reschedule a request — for example if the home is outside our service area, the condition is beyond what we're equipped for, or we can't staff the time you chose. If we decline, you owe nothing.

2. Pricing

Our prices are flat rates based on the number of bedrooms and bathrooms, the type of clean, and any add-ons — not hourly. The price shown when you book is the price you pay, provided the home matches what you described.

If the home is materially different from what was described — significantly larger, or in a condition that requires substantially more work than the service booked — we will stop and contact you with a revised price before continuing. We won't do extra work and surprise you with a bill for it.

Sales tax

New York State charges sales tax on residential cleaning services. Tax is added to your total at the rate for your service address, which varies by county within our service area. The tax shown at booking is calculated from your ZIP code; the rate applied on your invoice is authoritative.

First cleans

A home being cleaned professionally for the first time usually needs a deep clean, which is priced higher than a standard visit. After that first clean, recurring visits are at the standard rate.

3. Recurring service

Recurring plans (weekly, every two weeks, every four weeks) have no contract and no minimum term. You can pause, reschedule, or cancel at any time. The recurring discount applies to the cleaning service itself, not to add-ons.

If you skip visits often enough that the home reverts to needing a deep clean, we may need to re-price the next visit. We'll tell you before we do.

4. Cancellation and rescheduling

The reason for the late-cancellation fee is straightforward: the crew's day is already committed and that slot can no longer be filled. We apply it with judgment — genuine emergencies are genuine emergencies, and we'd rather keep a customer than collect a fee.

If we have to cancel or arrive significantly late, you pay nothing and we'll prioritise rescheduling you.

5. Access to your home

You're responsible for making sure we can get in at the scheduled time, using whatever method you selected when booking. If you give us a key or an entry code, we'll keep it secure and use it only to perform the service.

Please secure or crate pets that may be aggressive, anxious, or inclined to escape. Our crews are not responsible for containing animals, and we'll leave rather than risk a pet getting out.

6. What's included, and what isn't

What each service covers is listed on our home page. Some things we do not do, for safety and insurance reasons:

If a crew arrives and finds one of these conditions, they'll stop and contact you rather than attempt it.

7. Our guarantee

If you're not satisfied, tell us within 24 hours of the clean and we'll return and redo the areas in question at no charge. We'd rather fix it than lose you over something we can put right.

The guarantee is a re-clean. It isn't a refund of work already performed, and it doesn't apply to areas that were inaccessible or excluded when we were there.

8. Damage and valuables

We train our staff to be careful, and accidents are rare. If we damage something, tell us within 48 hours so we can inspect it and put it right. We can't fairly investigate a claim raised long after the fact.

Please put away irreplaceable, highly fragile, or high-value items — heirlooms, valuable art, collections, cash, jewellery — before we arrive, or tell us clearly not to touch them. We'd rather work around something than risk it.

We're not responsible for pre-existing damage, normal wear, or items that fail because they were already loose, cracked, or improperly mounted.

9. Payment

We invoice after the clean. No payment is taken when you book and we don't ask for a card up front. Invoices are due on receipt unless we've agreed otherwise in writing. If an invoice goes unpaid, we may pause future service until it's settled.

10. Our employees

The people who clean your home are our employees, not subcontractors. Please don't hire them directly — if you'd like more work done, ask us and we'll schedule it. Soliciting our staff for direct employment undermines a business that exists to give them steady, above-market work.

11. Limits

Except where the law doesn't allow it to be limited, our liability for any claim relating to a cleaning is limited to the amount you paid for that cleaning, plus repair or replacement of anything we damaged as described in section 8.

Nothing in these terms limits liability for personal injury caused by our negligence, or anything else that can't lawfully be excluded.

12. Changes to these terms

We may update these terms. The version published here when you book is the version that applies to that booking. Material changes will be reflected on this page with a new date at the top.

13. Governing law

These terms are governed by the laws of the State of New York. Any dispute will be handled in the state or federal courts serving Rensselaer County, New York.
